Effective Detection and Targeted Drying Solutions

When water damage occurs in a property—whether from an internal leak, an escape of water from plumbing systems, or external water ingress due to weather events—accurate documentation of moisture readings is absolutely critical. These readings are not only essential for understanding the extent of the damage but also form the basis for recommending a targeted and efficient drying program, tailored specifically to the needs of the affected building materials and structures.

In my investigative process, I employ moisture mapping as a key component of my testing methodology. This involves using specialised moisture meters, thermal imaging cameras, and hygrometers to systematically chart the moisture levels across walls, floors, ceilings, and other structural elements. By creating a detailed moisture map, I can identify variations in moisture content, helping pinpoint the precise areas where water has infiltrated.

This approach is particularly effective in locating concealed issues, such as leaking pipework hidden within walls or under floors, which may not be immediately visible but can cause significant long-term damage if left untreated. Similarly, moisture mapping allows me to trace the path of external water ingress, such as rainwater penetrating through defective roofing, damaged pointing, or poorly sealed windows and doors.

For example, in one recent case, a homeowner reported damp patches appearing along the skirting boards in their living room. Initial visual inspections suggested a minor issue, but through a comprehensive moisture mapping survey, I was able to identify elevated moisture levels extending well beyond the visible damp areas. The source was eventually traced to a small but persistent leak in the central heating pipework beneath the floorboards, which had gone undetected for weeks.

Thanks to the precise data collected during the moisture survey, I was able to recommend a targeted drying programme using dehumidifiers and air movers focused specifically on the affected zones. This targeted approach not only accelerated the drying process but also minimised disruption for the homeowner, as only specific sections of flooring needed to be lifted and treated.

In addition, the detailed moisture readings provided valuable documentation for the client's insurance claim, demonstrating both the cause and extent of the damage, as well as the necessity for professional drying and repair works.
